The project starts with an early 20th-century building located in a transforming area of the historic centre of Reus. It had fallen into significant disrepair due to prolonged neglect and lack of maintenance. However, the residences arrived in an almost original state, retaining interesting architectural elements.

The comprehensive intervention included reinforcing the wooden floor structure, rehabilitating the building’s envelope (facades and roofs), and completely reimagining the interiors. This transformation restored dignity and modernity to the apartments while reclaiming the third-floor terrace as a private space. The top-floor apartment thus became an oasis within the historic centre of Reus.

Eliminating a narrow, inefficient courtyard at the centre of the building allowed a reconceptualization of the layout, removing residual spaces and optimizing functional use.

All three apartments follow a single typology repeated on each floor. Each unit includes an open-plan living area with a kitchen facing the street. The rear areas are adjusted to fit two bedrooms and two full bathrooms, with the option to create a third bedroom if required by future users.

The third floor is the jewel in the crown. The former terrace storage space has been transformed into a study-work-meeting area directly connected to a large terrace. From here, residents enjoy magnificent views of the historic centre’s rooftops.

The ground floor regains its fluidity, with service areas integrated into the space left by the building’s lobby. This allows future commercial activities to benefit from an easily reorganizable footprint.

The building’s infrastructure has been entirely renewed with innovative and energy-efficient systems, ensuring a new life cycle that meets modern societal demands: greater safety, quality, tranquillity, durability, and efficiency.

Original construction elements are preserved and exposed in the final composition, complemented by contemporary materials that highlight their uniqueness. The selected materials feature earthy tones, creating a cohesive thread from the entry vestibule to the roof, unifying common and private spaces.

Rehabilitation, sustainability, and innovation converge seamlessly within the circular economy model. Rehabilitating a building means unlocking its full potential at the end of its initial life cycle and bringing it back to a new starting point. Renewing its functionality while respecting the environment demonstrates a profound commitment to sustainable practices. Applying new technologies to this process creates value through research and development.

Rehabilitating to reinhabit is the smartest and most effective way to recover a structure that would otherwise face obsolescence.
